Making the Move

Questions to Ask Before Switching Brokerages

Recruiting conversations tend to stay on the split because that is the easiest thing to compare. These questions get past it.

Ask them everywhere, including here.

Economics

Get to total annual cost, not headline numbers.

  • What will I pay in total in a year at my production level?
  • What is charged per transaction before and after cap?
  • Which tools are included and which are extra?
  • Are there fees tied to team structure or admin support?

Support and training

Ask for specifics and names, not brochures.

  • Who do I call when a deal is falling apart at 6pm?
  • What training happens weekly, and who teaches it?
  • Which agents here closed deals in the last 90 days?
  • What does onboarding look like day by day?

Leads, technology, and brand

Clarify ownership before you rely on anything.

  • Do I own my leads and database if I leave?
  • Can I run my own brand and team name?
  • What happens to my listings and marketing if I go?

Leadership and exit

Ask how decisions get made, who leads the group you would join, and what happens if it does not work out. A brokerage that answers the exit question honestly is usually confident in the rest.

Honest considerations

  • •Any recruiter who avoids the total-cost question is answering a different question.
  • •Talk to two or three current agents without the recruiter present.
  • •Write down your own must-haves before the meeting.

Frequently asked questions

What should I ask a brokerage before joining?

Total annual cost at your production level, what support exists in writing, who you call in a crisis, whether you own your leads and database, and what happens if you leave.

How do I compare two brokerages fairly?

Run both against your last 12 months of production and include fees, tools, leads, and support you would gain or lose.

Should I talk to current agents before switching?

Yes. Ask to speak with two or three agents at your production level without a recruiter on the call.
